
The frist time I saw Palmetto Bluff I thought I was on a movie set. The homes complemented one another - each one seemed to lead you down the street. Front porches just close enough to the sidewalk to feel welcoming, but far enough away to offer the right amount of privacy.
I've seen communities like Celebration (in Orlando), Rosemary Beach (just down the road from Seaside - the community made famous by The Truman Show), and I'ON, the odd sounding community in Mt. Pleasant, SC.
None of these compared to Palmetto Bluff. First the size of Palmetto Bluff is emmense. With esitmates of its size range from 20,000 to 26,000 acres, Palmetto Bluff's Wilson Village (its "town center" and home of the Inn at Palmetto Bluff) is over 4 miles from the entrance. This place is BIG. With that much room, one would think this would be on its way to being another mega community, but its exactly the opposite. But I'll save some its other features for future blog posts.
The meat of this post is about the amazing values one can find in Palmetto Bluff. Because this community is still a "puppy" will years and years before build out, one can still go to the development office and have their pick of homesites still available.
But the fact that this community was taken out of the wrapper just as the real estate market was peaking in 2005, there are resale properties available that are really compelling and the number don't lie. There is a homesite on the market that started north of $1.2 million that is now UNDER $800K. Not in the mood to build - try this on for size. A 3,200 sqft home that hit the market at $1.38 million - one can scoop it up for $799,000. WHAT?!?:
"But I can just wait for a better deal", says the saavy real estate buyer. Despite what you might read abd hear about the luxury real estate market, resales haven't been doing that bad in Palmetto Bluff. In the last 12 months, eleven homesite have sold. In that same timeframe, fve homes have sold. Based on the amount of active listings, that is 16 and 12 months of inventory respectively. (For some perspective, download our latest communty report).
The "Bluff" is not for everyone, but for some, its Pleasantville come to life (without the drama and its in color all the time).
